We recently asked a local renovating community whether they had come across the word Passivhaus yet. The answers were genuinely useful, and one response came up more than any other. It goes something like this:

"Sealed houses aren't right for our climate. Sydney is humid, it cools off at night, and ventilation is everything. I open my windows every day. I couldn't stand living in a sealed building. I want indoor/outdoor flow and breezes."

If that is your instinct too, you are in good company. It is the most common first reaction to Passivhaus, and the instinct underneath it is completely right. Ventilation really is everything. Fresh air really is non-negotiable.

The misunderstanding is about what "airtight" means.

Airtight is about the walls, not the windows

When builders talk about airtightness, we are talking about the building fabric: the walls, roof, floor and junctions. In most Australian homes, air leaks constantly through gaps and cracks you cannot see or control. Around window frames, through downlights, along skirting boards, up through floorboards.

That leakage is not ventilation. It is uncontrolled air movement, and it works against you. In winter it drags cold draughts in and lets your heating escape. In summer it pulls hot, humid air into the house. And because it carries moisture into wall and roof cavities, it is one of the drivers of the condensation and mould problems so many Sydney households battle every winter.

Think of driving with the aircon on and the windows down. The car wins that fight while the engine is running, but it works hard to do it, and the moment you switch it off the temperature goes straight back to whatever it is outside. A leaky house behaves the same way. You can heat it and cool it, but you are paying to condition air that is already on its way out through the walls.

This is why airtightness comes first. Once the fabric is sealed you can genuinely control the temperature inside, and everything else you do to heat and cool the house is supplementary to that. Airtight construction closes those uncontrolled gaps. That is all it does. It has nothing to do with locking the windows. The Australian Government's YourHome guide describes the same balance: build airtight for comfort and efficiency, and pair it with deliberate ventilation for air quality.

Yes, the windows open

Every window in a Passivhaus opens, and you can open them whenever you like. On a beautiful autumn day you can slide the doors back, let the cross-breeze through and live exactly the way Australians like to live. Nothing about the standard prevents that, and no one is going to tell you off for it. The Passive House Institute, which certifies the standard, makes the point itself: it lists six reasons a Passivhaus still needs opening windows, with summer cooling at the top.

The difference shows up on the days you do not want the windows open. The 40-degree afternoon. The humid February night. The cold snap in July. The week the air outside is full of smoke or pollen. The busy road where the traffic is too loud to sleep with a window open, and where the outside air is the worse of the two anyway. Or simply the ordinary weekday when the weather turns while you are out and there is nobody home to go around adjusting windows.

A conventional home keeps exchanging air with the outside on those days whether you like it or not. A Passivhaus gives you the choice.

Sealing a house creates a second problem

Here is the part that most airtightness talk skips. Once you close a building up properly, you take on responsibility for its air.

A sealed house does not refresh itself. Stale air stays stale. Moisture from showers, cooking and drying clothes has nowhere to go. And new materials, paints, adhesives, cabinetry and carpets release small amounts of gas as they cure and age, which a leaky house only disperses by accident. Airtight construction without a ventilation strategy is a genuinely poor outcome for the air you breathe.

Which makes the instinct behind the original comment a sound one. Airtightness on its own is not the answer. It is half of the standard, and the other half is deliberate, continuous ventilation, which is not an optional extra.

So where does the fresh air come from?

This is the part that surprises people. A Passivhaus is ventilated all day, every day, by a dedicated fresh-air system, usually called heat recovery ventilation.

It works quietly in the background: stale, moist air is continuously drawn out of the kitchen, bathrooms and laundry, and fresh, filtered air is continuously supplied to the bedrooms and living areas.

On its own, that swap would carry a cost. Every litre of air pushed outside in July is air you have already paid to warm, and every litre drawn in arrives at whatever temperature it happens to be outside. That is where the heat recovery part earns its name. The two air streams pass each other through a heat exchanger without ever mixing. The warm outgoing air gives up its warmth through the thin walls that separate the two streams, and the cold incoming air picks that warmth up as it passes, arriving pre-warmed. Around eighty per cent of the energy you spent heating that air stays in the house. In summer it works the other way, so incoming air arrives pre-cooled.

The practical result: the air inside a Passivhaus is being refreshed around the clock, including at 3 am with every window shut. Opening a window refreshes a room only while it is open, and only when the weather outside cooperates. A ventilation system does it constantly, in every season, and filters the incoming air as it goes.

But does it suit Sydney's climate?

Passivhaus began in Germany, and that history makes people assume it only makes sense somewhere cold. The standard, though, is not a fixed recipe. It is a set of performance targets, and every certified project is individually modelled for its own climate before it is built. A Passivhaus designed for the Northern Beaches is designed around Sydney's temperatures, Sydney's humidity and Sydney's sun, not Frankfurt's.

Humidity is a genuine design consideration here, and it is treated as one: managing moisture is central to how these buildings are modelled and detailed for warm, humid climates. That same discipline is what makes a well-built airtight home far less hospitable to condensation and mould than a leaky one, because moisture is managed deliberately instead of finding its own way into the structure.

Passivhaus buildings now exist across Australia, in climates from alpine to subtropical. The physics travels; the design work makes it local.

The instinct was right all along

The commenters who told us "ventilation is everything" were not wrong. They were describing exactly what the standard is built around. Passivhaus does not argue with the Australian love of fresh air and indoor/outdoor living. It simply refuses to leave fresh air to chance.

Open everything up on the good days. On the other days, the house quietly looks after you.
