Design Collaboration

We get involved before your architect finalises anything.

We get involved from the very beginning — while the design is still taking shape, when changes are easy and your money isn't already committed. Early input means construction realities are built into the plans, not discovered after you've spent $30,000–$50,000.

A beautiful design that ignores building science creates mould. A stunning plan that doesn't account for your budget creates regret.

01

Prevent the $50k redesign

Tom guides design development from initial concepts, ensuring what gets drawn is actually buildable and aligns with your budget — before your architect spends months heading in the wrong direction.

02

Building science from day one

Ventilation pathways, moisture management, and thermal performance designed into the structure from the beginning — not added as afterthoughts that compromise the architect's vision or don't work properly.

03

Budget reality throughout

No spending months developing plans only to discover you can't afford them. Tom provides cost guidance as concepts develop so your design stays achievable from first sketch to final drawing.

04

No builder-architect war

Mitch and Tom work alongside your architect throughout the process — creating genuine partnership between creative vision and construction reality, not a conflict you have to mediate.

A design that's beautiful AND actually works.

A design that fits your budget. Plans that account for how you actually live — not rooms that look good on paper but don't work for your daily routine. A home designed for genuine comfort, not just aesthetics. And confidence that structural and building science realities were considered from the start, not discovered mid-construction when they're expensive to fix.

That's what early builder involvement delivers. Architecture that's both stunning and buildable. Healthy and comfortable from day one.

"The work done by Tom and the team meant that we felt able to make sound decisions every step of the way. George also did a great job on the kitchen and bathroom designs, bringing my vision to life (albeit 2D life!). I would absolutely recommend working with AGATHĒ."

— Julie, Pre-Construction Client

Involved at concept.
Not after plans
are done.

Most design processes go wrong because your architect develops beautiful concepts in isolation, you fall in love with the design — then you discover it can't be built within budget, ignores building science, or requires structural engineering that adds $200,000 you didn't anticipate.

We get involved at the initial concept stage. The result: a design that's not just architecturally compelling, but genuinely achievable, thermally comfortable, structurally sound, and aligned with your budget.

01

Concept Stage — Orient for Climate and Budget

Before your architect spends months refining plans, we ensure your design is oriented for Sydney and Newcastle climate, positioned for the right light and breezes, and realistically priced. Simple orientation decisions made early can reduce lifetime energy costs by tens of thousands.

02

Design Development — Building Science Integrated

Ventilation pathways designed into the structure (not added later where they don't work). Moisture management at every junction. Thermal performance built into glazing, shading, and material choices. We review every decision for building science as it develops.

03

Detail Resolution — PAC Process

Once architectural concepts are solid, Tom leads comprehensive pre-construction planning — specifying every material, resolving every junction, pricing every element. You move from beautiful drawings to complete certainty about what you're getting and what it costs.

04

Construction — Builder and Design Intent Aligned

Construction starts with Mitch and Tom overseeing delivery of the same design they helped shape. No conflicts between what the architect drew and what the builder can deliver. No discovering mid-construction that something can't be built as drawn.

Ventilation design

Where does fresh air enter? How does it move through spaces? Where do cooking fumes, moisture, and pollutants exit? We design ventilation pathways into the structure from the beginning — not added later where they don't work or compromise the design.

Moisture at junctions

Critical for our coastal climate and especially for renovations where new meets old. We guide design decisions about materials, junctions, and assemblies so moisture can't get trapped — preventing the condensation problems that plague most additions five years later.

Thermal performance

Not relying on massive air conditioning systems to compensate for poor design. We guide window sizing, positioning, shading, and thermal mass during design development — so your home maintains comfortable temperatures naturally without fighting the climate.

Material health

Not just specifying materials that look good, but understanding off-gassing, VOC emissions, moisture performance, and long-term health impacts. We guide material choices during design so your selections support indoor air quality for decades, not just photograph well at handover.

"They showed us design options as well so we were able to choose what we felt would lift the house quality — and it has been lifted — significantly. Not to mention — safer and sturdier."

The design phase is where expensive mistakes happen.

Design decisions have real-world cost and health implications. A common wall may appear similar on paper whether it's made of brick, timber, or concrete — but the materials and construction methods drastically affect both costs and how your home performs thermally and manages moisture. Architects excel at creativity. They aren't trained in building biology or construction budgets. That's where we come in.

Partnership, not conflict.

Here's what typically happens without early builder involvement: your architect develops plans, your builder gets them, says half of it can't be done (or can, but for triple the cost), your architect feels attacked, and you're stuck mediating a war where your dream home is collateral damage.

We create genuine partnership instead — working alongside your architect from initial concepts, offering construction reality checks that improve the design rather than limit it. Most architects appreciate early builder involvement because it makes their work better and more achievable.

If your architect won't collaborate with your builder early, that's a signal worth paying attention to.

"The team was always clear in their communications with us and completed the work with a high degree of quality."

Your design collaboration questions answered.

When should we involve AGATHĒ in our design process?

As early as possible — ideally during initial concept development with your architect. The earlier we're involved, the more we can guide design toward buildable, healthy, budget-aligned outcomes. Once you have preliminary concepts, we can review them for structural feasibility, building science, and cost reality before your architect spends months developing the wrong direction.

Won't early builder involvement limit our architect's creativity?

The opposite. Good builders enhance architectural vision by offering construction solutions architects haven't considered. "Here's how we can achieve that aesthetic for less cost." "If we adjust this detail, we improve both thermal performance and buildability." We respect your architect's creative vision while ensuring it's actually achievable. The result is designs that are more refined, not more limited.

How do you work with our architect without creating conflict?

Through collaborative partnership, not adversarial relationships. We communicate directly with your design team, raise concerns early and constructively, offer solutions proactively, and respect what architects bring to the process. We've built strong working relationships with multiple design professionals who refer clients to us specifically because our collaboration improves outcomes.

How does building biology knowledge improve our design?

Dramatically. Mitch's Healthy Home certification means ventilation, moisture management, thermal performance, and material health get integrated into your design from day one — not added later as afterthoughts that compromise aesthetics or don't work properly. You get homes that are both beautiful and genuinely comfortable, healthy, and energy-efficient because building science guided design from the beginning.

What does the PAC Process add to the design phase?

It transforms concept to construction-ready. We detail everything your architect drew (or left generic), specify all materials, resolve all junctions, price all elements, and create comprehensive construction documentation. You move from beautiful drawings to complete certainty about what you're getting and what it costs — eliminating the terrifying gap most families face between architectural plans and construction reality.

Can you help us find the right architect or designer?

Yes. We work with several talented architects and designers who understand the value of builder collaboration from day one. We can recommend design professionals whose style matches your vision and who we've successfully partnered with on past projects. Or if you already have an architect, we'll collaborate with them to ensure the best possible outcome.

What if we discover our design can't be built within budget?

We identify this during the process, not after construction starts. If the initial design exceeds budget, Tom works with you and your architect to find solutions: "If we adjust this, we save $60k without losing the aesthetic." "These alternative materials achieve the same look for $40k less." "If we simplify this roofline, we maintain the design intent but reduce costs." You get options that keep your vision achievable, not demands to cut everything you love.
