Most people would never do that in the kitchen. But in renovations? It happens all the time.
In fact, it’s exactly how most renovations begin. And it’s a big part of why so many never get built.
See, most homeowners begin their renovation the same way.

But this is the moment things quietly go off track.
Because even though the plans look polished, so much of what matters hasn’t been decided yet. Things that dramatically change the real-world cost of a build.
And in my experience, it almost always comes down to these five missing factors:
Factor #1: The Structure That Holds Everything Up
When you look at a set of drawings, it’s easy to assume the hard decisions are already made. You can see the rooms, the walls, the beams, and the openings, so it feels like the structure is sorted.
But, the drawings only show the layout, not how that layout will actually stand up.
Things like span lengths, load paths, bracing, beams, and lintels all dictate how complex the build will be, how much labour it needs, and what materials are required to make it safe and compliant.
If those details aren’t worked out early, you’ll pay for it later.
Factor #2: The Materials Your Home Will Actually Be Made From
Most drawings only show the shape of the home, not what it’s made from. But the difference between basic aluminium windows and high-performance ones, or between a standard wall wrap and a breathable system, changes both cost and comfort dramatically. Until materials like windows, insulation, wraps, cladding, and flooring are chosen, every builder is pricing a different version of your renovation, and that’s where budgets drift fast.
Factor #3: How Things Are Installed
(Which Varies Wildly Between Builders)
One thing drawings never show is how something is put together, and the method matters just as much as the material itself. The preparation, sequencing, and installation technique can change the time, labour, and complexity of a job more than most people realise.
For example:
A window that “fits” on paper may require completely different framing or waterproofing depending on the system chosen
A simple cladding line might need extra battens, sarking, or ventilation to perform properly
And some products look identical in drawings but require hours more labour to install safely and correctly
When the installation method isn’t defined early, every builder is pricing a different process, and that’s why your quotes can feel like they’re for three different projects.
Factor #4: What Your Site Actually Allows Or Restricts
Drawings assume a perfect environment: flat ground, easy access, plenty of room to work. But your actual site rarely behaves that way. The slope, space, entry points, neighbouring properties, and even the street you live on all influence how the renovation can be built.
Not only that, but it also determines whether materials can be carried in by hand or need machinery, whether scaffolding or cranes are required, and how efficiently trades can move around the space.
None of this appears on your drawings, but it all affects cost, time, and method.
Factor #5: The Level Of Performance You Expect (Or Assume)
Two renovations can look identical on paper but perform completely differently in real life, and that comes down to the performance standard you’re aiming for. Some builders price the minimum required to meet code, while others allow for better insulation, healthier wall systems, higher-performing windows, or more durable construction methods.
None of that shows up in the drawings, yet each choice affects comfort, air quality, longevity, and how much you’ll pay.
Bottom Line: When you add all of this up, it becomes clear why drawings alone can’t give you an accurate price. Until the structure, materials, installation method, site constraints, and performance level are all decided, every builder is working off a different set of assumptions.
This is also why the order you start the process in matters more than most people realise.
Because if protecting your budget is the priority, the builder needs to be involved long before the drawings are finalised.
